Wroxham Cottages: self catering cottages for 8 in Wroxham

Accommodation in each cottage comprises :-

GROUND FLOOR

Lounge: Large lounge area overlooking the river with waterside facing alcove window offering beautiful river views. Lounge has comfortable sofa and chairs, colour TV, DVD player, gas or electric fire. Patio doors leading to small riverside garden with patio, patio table and chairs. The garden is separated from the private 17ft mooring and quay by a low white wooden fence with a gate. Please note that children must be supervised by the river at all times. The mooring can be used to moor your own small boat during your stay, or a day/short break hire boat available from the many boatyards within a 5 minute walk from either cottage.

·	Dining Area: The dining area is open plan to the lounge area and provides a large dining table with adequate seating for 8/9 guests. An access door to the kitchen leads directly from the dining area.

·	Downstairs Cloakroom: With toilet and washbasin.

·	Hallway: With storage area for high chair and vacuum cleaner.

·	Kitchen: Well equipped kitchen with electric cooker, dishwasher, microwave oven, toaster & refrigerator. In addition, there is a small chest freezer in the garage (connected to the hallway by an internal access door).

FIRST FLOOR

·	Double Bedroom: Double bedroom with fixed double bed with sprung mattress, wardrobe bedside table and storage drawers.

·	Twin Bedroom: Bedroom with two low single beds with sprung mattresses.

·	Twin Bedroom: Bedroom with two bunk beds Note: In Riverside Cottage both bunk beds are singles & offset at 90 degrees.. In Anchor Cottage, the lower bunk is a double bed with a high level single top bunk.

·	Family Bathroom: Fully tiled family bathroom with bath and shower over, toilet and washbasin.

SECOND FLOOR

·	Master Double Bedroom: Master double bedroom with fixed kingsize double bed with sprung mattress, wardrobe, bedside tables and storage drawers. A cot can be provided in the master bedroom as an option if required

·	Ensuite Bathroom: Ensuite with corner bath, toilet and wash basin plus bathroom cabinet.

Anchor and Riverside Cottages offer the perfect family holiday or short break. Ideal for anyone looking for a beautiful waterfront location, at the heart of the Norfolk Broads. Whether fishing, boating, feeding the swans and ducks, or just lazing by the river on a sunny summer’s afternoon; Wroxham has something to offer all the family, with its excellent choice of local pubs and restaurants (many within walking distance), plus ‘Roys of Wroxham’ the largest village store in the country. Wroxham is easily accessible by road and rail, and is the perfect base to explore the Norfolk Broads, and the sandy beaches and other attractions of North Norfolk. Close by can be found the Bure Railway, stately homes, and the historic bustling city of Norwich, with all the shops and entertainments you would expect.

·	Gas central heating, electricity, and bed linen are included in the price.

·	Towels can also be supplied for overseas visitors. A cot with mattress can be provided, subject to availability, but please bring your own cot linen. A high chair is also available on request.

·	Parking for two cars at each cottage.

·	Free WiFi broadband internet access in each cottage.

·	One pet welcome at Riverside Cottage - £25 per holiday. Anchor Cottage is pet free.

·	Riverside has fishing bait fridge in the garage.

·	For the comfort of all our guests, both cottages are non-smoking..
